Tree-lined District 10 street with landed homes

Explore District 10, One Street at a Time.

In landed property, value is rarely decided by postcode alone. Road position, frontage, traffic flow and plot shape often explain why one house trades differently from another a few streets away. This guide starts with the geography.

The three enclaves share a District 10 address but occupy different positions within it. Pan or zoom to see how each one relates to Bukit Timah Road, Sixth Avenue and Coronation Road.

Three places to investigate

Namly

Namly stretches from the Bukit Timah Road corridor down toward Sixth Avenue MRT. Its length means the character shifts along the road: closer to Bukit Timah, plots tend to be larger and nearer to the Hwa Chong and National Junior College belt; further south, the streets become more residential and the housing stock mixes older semi-detached homes with newer rebuilds. Buyers should visit more than one stretch before deciding which part fits them.

Lantana

Lantana is a compact enclave of short, low-traffic roads off the Namly and Sixth Avenue area. The housing stock leans toward detached and semi-detached houses on efficient plots, and the limited through-traffic gives the streets a quieter feel than the main connectors. It suits buyers who want proximity to the Bukit Timah education belt without living directly on a busy artery.

Near Coronation Road

Cypress

Cypress sits closer to Coronation Road and the Botanic Gardens fringe. The area contains a mix of older bungalows and rebuilt homes, with Coronation Plaza and Adam Food Centre within walking distance for some plots. Because it sits on more direct connectors, road frontage and setback matter more here than in quieter enclaves; the same house on a cul-de-sac can feel quite different from one on a through-road.

Street-level detail

What changes from street to street?

District 10 is not uniform. The same enclave can feel different fifty metres away, and those differences usually show up in price, livability and future options.

Road position and traffic

A house on a through-road experiences different noise, parking pressure and future traffic-calming risk than one on a cul-de-sac. In Namly, the main roads carry local traffic; in Cypress, proximity to Coronation Road means some fronts face more movement. The quieter stretches usually command a premium, but that premium only makes sense if you value the stillness.

Land frontage and configuration

Frontage width affects natural light, cross-ventilation and the practical ability to park two cars. Corner plots gain extra windows and a second access point but also face two road fronts and two sets of setback rules. Intermediate plots trade some exposure for privacy and can be easier to extend within URA guidelines.

Property types

The district contains detached houses, semi-detached houses and a smaller number of terraces. Each type carries different plot-ratio allowances, setback requirements and rebuilding potential. A terrace on a wide corner can sometimes offer more usable space than a narrow detached plot, so the label matters less than the actual dimensions.

Tenure and planning constraints

Most landed stock here is freehold or 999-year leasehold, but exceptions exist. Before buying, verify the Master Plan zoning, allowable storey height, and setback requirements for the specific plot. Those controls determine whether the existing house can be extended, rebuilt as a larger home, or is already at its maximum envelope.

Access to amenities

Distance to MRT, schools and shops is not uniform across the district. Sixth Avenue MRT serves the Namly and Lantana side; Botanic Gardens and Tan Kah Kee MRTs serve the Cypress side. A five-minute walk on a map can feel different on the ground, especially where roads are hilly or pedestrian routes are indirect.
