Amberwood at Holland in Numbers: What September 2026 Means for District 10 Landed Streets

Amberwood at Holland was September's only new launch. This is what its first 24 sales, a record month for new landed homes elsewhere, and URA's Q3 figures do and don't tell you about the landed streets around Holland Plain.

The short answer

As of October 2026, Amberwood at Holland sold 24 units in September 2026 at a median of $3,021 psf (URA). It's a 212-unit, 99-year condo in District 10's new Holland Plain precinct, beside the Brizay Park, Ewart Park and Garlick Avenue bungalow streets. Islandwide, URA's landed price index rose 2.9% in Q3 2026. Condo psf is measured on floor area and landed psf on land, so the two can't be compared directly.

Twenty-four units. That's what a new condo beside some of District 10's quietest bungalow streets sold in its first month.

If you own a house or you are considering one of the GCBs on Garlick Avenue or Brizay Park, it's tempting to read that number as a verdict on your street. Well, not really. Read it as the first data point from a new neighbour that's planned to grow to around 2,500 homes.

At a glance

  • Project: Amberwood at Holland, Holland Link, District 10 (Sim Lian Group)
  • Tenure and size: 99-year leasehold, 212 units, 11 blocks of 4 to 6 storeys
  • Unit mix: 3, 4 and 5 bedrooms only
  • September 2026 sales: 24 units, median $3,021 psf (URA)
  • MRT: King Albert Park (Downtown Line), about a 9-minute walk once the Community Plain opens. Cross Island Line interchange targeted for 2032
  • Landed neighbours: Garlick Avenue, Brizay Park, Ewart Park
  • Precinct: Holland Plain: about 2,500 homes planned. Sim Lian holds the first two sites, with about 510 homes between them

Why a condo launch belongs on a landed desk

A condo launch belongs here because the buyers and the streets overlap. Stacked Homes expects most eventual Amberwood owners to be landed homeowners from the surrounding estates who are downsizing, plus parents targeting nearby schools. PropNex's Kelvin Fong also named households right-sizing from nearby landed homes as a likely buyer group.

So Amberwood's prices tell you what some District 10 landed households will pay to keep the postcode and give up the land. I'm watching it the way I'd watch a sale on the next street.

September and Q3 2026 in five numbers

  • 296 new homes sold in September, up 93.5% on August and 16.1% on September 2025. August's base was low because of the Lunar Seventh Month.
  • Singaporeans made up 87.0% of September's buyers.
  • Developers sold 1,183 homes in Q3 2026, down from 2,141 in Q2 (URA, released 23 October).
  • URA's landed price index rose 2.9% in Q3, against 1.0% for non-landed homes.
  • Non-landed prices in the CCR rose just 0.3%.

Landed is the segment doing the lifting. But the 2.9% is an islandwide index. Apply it to your own house and it'll mislead you by a stretch.

19 new landed homes sold: a record, but not a District 10 one

The record is real, but it happened elsewhere. Huttons counted 19 landed homes among September's new sales, the highest monthly figure since April 2018. Luxus Hills, a 999-year project in Seletar Hills, accounted for 18 of them, all terraces. Belgravia Ace also sold nine strata semi-Ds, which appear to sit outside that count. Both projects are in the Outside Central Region.

What it shows

Huttons says the premium for new terraces over resale terraces narrowed to 20.8% in Q3 2026, from 27.7% the quarter before, and buyers leaned towards new. Huttons also links demand to Singaporeans who've built up wealth over the years, many of them already in private homes.

What it doesn't mean

Anything about District 10 land psf. District 10 rarely gets new-launch landed supply. It's a resale and rebuild market, so a narrower new-vs-resale gap reaches us as rebuild maths, not launch prices.

Holland Plain: Sim Lian now holds two of eight plots

This is the part landed owners should track over the next decade. Amberwood is the first of eight planned private developments in Holland Plain, a precinct expected to add about 2,500 homes. Until recently the whole site was open greenfield, popular with kite flyers and model-aircraft hobbyists, if you are familiar.

Sim Lian was awarded the first site in August 2025 for $368.37 million, or $1,432 psf per plot ratio. In May 2026 it was the only bidder for the adjacent site, at $454 million or $1,491 psf ppr, for about 280 homes. Between the two sites that's about 510 homes. CBRE suggests Sim Lian could combine the plots into one development, and that a future launch could average $3,000 to $3,100 psf.

For the landed streets alongside it, this works both ways. You'll get years of construction and more people on roads that were built for houses. You'll also get a park spine and an MRT interchange that links King Albert Park westward to Clementi and Jurong Lake District, and eastward to Ang Mo Kio and Pasir Ris, from 2032.

Being a peaceful enclave, especially for GCBAs, this may change the environment by quite a bit in the years to come. Personally, I am conflicted on the introduction of so many developments and human traffic into such an exclusive enclave. I do enjoy my quiet walks along Brizay Park, Wilby and Garlick in the evenings. We'll see how things play out in the next decade.

Amberwood's prices by bedroom, and what $3,019 psf doesn't tell you

Type Size from Price range sold Average psf
3-bedroom 872 sqft $2.516M – $3.043M $2,962
4-bedroom 1,087 sqft $3.111M – $4.024M $2,990
5-bedroom 1,335 – 1,572 sqft $3.912M – $4.834M $3,026
All, launch weekend (23 units) — — ~$3,019

Source: EdgeProp, from URA Realis and developer sales, for the 25–26 September 2026 launch weekend. Sizes are from Sim Lian's indicative pricing and Stacked Homes. These are transacted prices, which sit below the "from" prices in the launch marketing.

What it tells you

It tells you where the opening price sits. Amberwood came in below this year's other new CCR launches: River Modern averaged about $3,284 psf, Newport Residences $3,162 and Dunearn House $3,133.

It tells you buyers are paying for space. More than 60% of units sold were 4- and 5-bedders, and two-thirds went for over $3 million.

What it doesn't tell you

  • How deep demand is. 24 of the 70 units released sold, which is 34% of the release and 11% of the project. That's a measured start, and the early buyers got the pick of the stacks.
  • What your house is worth. Condo psf divides price by floor area. Landed psf divides price by land area. They're different measurements.
  • About resale. About 2,500 planned homes means future Amberwood sellers will compete with new launches in the same precinct, some from the same developer.

Within the District 10 context

Holland Plain sits at the western edge of District 10's landed belt, where the street pattern shifts from the compact, mature grids around Namly and Lantana to larger, lower-density plots closer to the rail corridor. Amberwood's pricing is therefore less a benchmark for those established streets than a preview of how this new precinct will trade. The buyers who chose 4- and 5-bedders over smaller units are telling us something: many are treating the condo as a direct substitute for the landed home they already own. That substitution effect is what landed owners on Garlick Avenue, Brizay Park and Ewart Park should watch — not the headline psf, but the quantum and profile of households choosing to stay in District 10 without the land.

If you own or are buying near Holland Plain, check these

  • Look up the Holland Plain plots facing your street on URA SPACE and the Master Plan.
  • Walk from your gate to King Albert Park at 7.30am on a school day.
  • Watch the next Holland Plain land sale result.
  • Track Amberwood's caveats monthly on URA Realis.
  • If you're comparing a condo with landed, compare total quantum and tenure, not psf.

My read

Amberwood's first month is a pricing reference for District 10 landed, not a reason to act. If you own a condo nearby, nothing in September's numbers says rush to sell or reprice. What I'm watching is whether Sim Lian gets more than two sites, and how fast Amberwood's remaining 4- and 5-bedders go.
